Why Builders Require You to Register WITH Your Agent on Your Very First Visit

Most new-construction builders in Idaho have a strict policy: if your agent is not with you on your first visit — or if they don’t register you before you tour — then you are considered an “unrepresented buyer.”
This benefits the builder… not you.
Builder sales reps work for the builder, not the buyer. Their job is to protect the builder’s interests – to sell homes at the highest possible price with the terms most favorable to the builder.
Your agent’s job is to protect yours.

Without an agent, you lose:

  • Your advocate during negotiations — someone who knows which upgrades add real value versus which ones cost thousands but won’t be reflected in your appraisal or resale value
  • Someone watching for contract risks or upgrades that aren’t worth the money — builder contracts heavily favor the builder, with clauses most buyers don’t understand until it’s too late
  • Someone checking build timelines, inspection issues, warranties, and closing costs — delays and unexpected costs are common in new construction, and without representation, you handle them alone
  • Protection from high-pressure sales tactics — builder sales reps are trained to create urgency and close deals; your agent provides objective guidance

The builder’s sales rep might seem helpful — they are friendly and knowledgeable about their community. But they cannot represent your interests. The good news? Protecting your benefits and representation is simple:

Call your agent FIRST — even if you’re just browsing. I can register you with builders before you ever step foot in a model home, which takes just minutes and ensures you’re protected. You can still visit on your own schedule — you just need to be registered first.
Don’t sign anything at the builder’s office — no registration forms, no lot reservations, no “just looking” sign-in sheets. Politely let them know you’re working with an agent and will return with them, or that your agent will be registering you.
Remember: builder reps work for the builder. They’re not bad people — they’re doing their job. But their job is to represent the builder’s interests, not yours. That’s why you need your own representation.
Your agent can often get you incentives you won’t get alone — builder relationships and negotiation experience matter. I’ve successfully negotiated upgrades, closing cost credits, and favorable terms for my clients that they wouldn’t have received on their own.
Representation costs you nothing typically. Builders typically pay the buyer’s agent commission — meaning you get professional advocacy, Hero Rewards savings, and expert guidance at no cost to you. The builder is going to pay that commission regardless. The only question is whether you benefit from it or the builder does.

Real Stories from the Treasure Valley: When Heroes Learn This Too Late

I’m always so sad when someone tells me they already went and talked to a builder — as I know that the likelihood of being able to help them or give back to them is going to be tough. I’ve had teachers, nurses, and veterans call me after they’ve already toured a community, excited about a home they want to write an offer on, only to discover they can’t use me as their agent because they didn’t know to register first.
One veteran couple fell in love with a home in Eagle. They’d already toured twice and were ready to make an offer — but because they’d signed in without an agent on their first visit, the builder wouldn’t allow me to represent them.
